We never push for upgrades, but Roadrunner Realtors may suggest certain upgrades based on your specific property. Example #1 : If your property is on acreage or has unique features you may consider adding drone photography so that feature can be shown online. Example #2: If you are in an area with a lot of competition and high average days on market, you may consider a 3D virtual tour or a Video Tour to stand out. Example #3: If your property looks amazing at night, you could add a 'twilight' option to your photography package.
Roadrunner requires a modest deposit of $350 due at the time the listing agreement is signed. The remaining balance is due at closing. (+50% of the value of upgrades)

In San Antonio, our showings are managed by Centralized Showing Service (CSS). They will inform you via text or phone when showings are scheduled and allow you to confirm or deny showings as needed.

Yes. As of now, offering 3% to a buyer's agent is standard (and expected). Part of every listing is advertising (to agents and their brokers) what the buyer's agent commission is offered at. Since its in all of our best interests to sell your home quickly and for top dollar, we need to appeal to the whole of the Real Estate community. The buyer's commission ("finder's fee") is paid at closing, and is a normal part of your closing costs. Looking to sell and buy? You may also get additional benefits by selling, and buying with Roadrunner at the same time.
We will continue to market your property under the terms of our listing agreement until the property is sold or the listing agreement expires. You may re-list your property with us until it sells for no additional fee. Our fee is not due until your property sells. If listing agreement is cancelled or expired you will not be refunded the $350 deposit. This is retained to cover a small portion of our cost to list your home.
Yes. If you list with Roadrunner and you find the buyer of your property, or if another broker finds a buyer, you are still required to pay the agreed Seller fee to Roadrunner.

No, it is a requirement that we see the property in order to estimate the value. If you are not comfortable or able to meet our Agent's face-to-face, we can arrange an "e-visit" via video chat/conferencing software. 100% can be done virtually, but we must see the property.

A $350 non-refundable deposit is due at the time the listing agreement is signed. If you elect to purchase upgrades, in addition to the base package, a deposit is required equal to 50% of the value of the upgrades at time of signing. The remaining balance (deposit - total) is due upon closing. Our fee can be paid out of proceeds from the sale, or can be paid directly by seller by closing.
The deposit can be paid by cash, check, credit, or PayPal and is due at the time the listing agreement is signed.
Roadrunner believes "we're all in this together". Since we have an upfront cost to list your property, we ask that you have a little "skin in the game" upon signing. This partially covers our cost in the event your property does not sell or the listing agreement expires. If you'd prefer to pay all fees at closing, we can issue a deposit-waiver, and will charge an additional $500 fee due upon closing. Scenario#1: If you choose the $3,500 list package with no upgrades and put down a deposit of $350, your fee due at closing is: $3,150 ($3,500 - $350). Scenario#2: If you choose to pay 100% at closing and forgo the deposit, your total fee due at closing will be: $4,000 ($3,500 list fee + $500 deposit-waiver fee). We don't believe in "nickel and diming". Truthfully Roadrunner takes 100% of the risk because we do not charge our fee unless we sell your home. The deposit is non-refundable. If a listing agreement is signed with a deposit-waiver, Roadrunner has the right to recover the $500 deposit-waiver fee from seller if the property does not sell or if the listing agreement expires.
Contractually, you cannot terminate / cancel a signed listing agreement until the end of the period agreed upon and signed by both parties. However, we understand there may be a legitimate reason to need to break a listing agreement early. On a case-by-case basis, Roadrunner may consider allowing an early termination of a listing agreement.
